Help.. I can't pay my mortgage anymore.

Short answer here is we can help you. More directly you should call your lender or mortgage servicer right away and explain your situation. There are several approaches to resolving this situation. Your lender may recommend a payment plan, or one of several other solutions. If it is more serious and your circumstances have changed since you purchased your home (and whose hasn't) gas, oil, food, no raise to keep up with expenses etc. You still have options. Even if you are behind on your mortgage, or are in foreclosure you have the right to sell your home and pay off your mortgage up to 3 days before the bank auctions it off. As devastating as this scenario is do not do nothing! A complete analysis of your position can be done for free by an attorney or experienced realtor. As an example, if you owe $300,000 on your home and it is only worth $250,000 You still have options. In many cases a properly positioned offer at $250,000 made to your bank will be acceptable to them. In many cases they will not look to you for the shortage. Is it time to buy yet??

Yes! Especially if you are planning to stay for 5 or more years. A few years ago a 3 bedroom home in this area was generating multiple offers (bidding wars) in the $400,000 dollar range. Now, 3 bedroom homes for sale in MLS that are owned by banks and home owners alike are readily available for $300,000 or less! It only makes sense to buy now. Sales are taking place right now and great prices are being awarded. I believe a good buyers agent can help you purchase a home now at a price that is at or below today's market value and it will reflect a price that will be so close to the elusive market bottom you will be pleased you moved when you did. Remember there is no real market bottom, there is just a perception that a market bottom will appear someday. When it does, not only will you have missed it, you will be engaging in a bidding war and paying well above what you could pay these days, while the media and market is still on your side! So, saddle up your horse and go buy your family a home while the prices and rates are low.

I am buying a house should I call a realtor?

As a licenced realtor, I understand that in today's computer environment that everyone has access to all of the real estate listings for free! So why would I call a realtor?? Two reasons come to mind. First, you can access all of the data on the free services but it is a good buyers representative (agent) that will be able to interpret your results. In other words how would you feel if you purchased a home without the use of a buyers agent and then found out after you moved in, that you over paid big time. That "FOR SALE BY OWNER" seemed like such a good deal and you had a big down payment, and even offered thousands less! It happens. Why give up the benefit and experience of a buyers agent to represent you. Best of all your buyers agent will do a price study for your protection and with your permission, collect the fee for his/her services to you FROM THE SELLER. You heard it right, the seller will pay for you to get representation from a buyers agent. So for free you can get your data interpreted, a price study done to protect you from over paying or over looking something, and walk you through the entire home buying process from home inspection to closing. Most important a good buyers agent knows how to protect your deposit money and draft an offer that covers all the bases for you. For sale by owners or MLS listings can always include your permission to collect the agents fee from the seller if you ask your agent to put it in writing for you.
